Marketing Your Home
I use a variety of methods to market my listings. The focus of marketing is to expose your home to the largest number of potential buyers as possible.
The most important marketing tool is putting the home on the MLS (multiple listing service) so it is accessible to thousands of real estate agents (and their clients). Our MLS will also send the listing to many of the internet real estate sites like Realtor.Com, Zillow, and Trulia, exposing it to even more people - including those who are not yet working with an agent.
Here are some of the other tools I use for marketing a home:
Postcards - I usually send a series of postcards to about 200-500 homes in the neighborhood starting with "Coming Soon" to "Just Listed" to "Open House Invitation", etc. This generates interest from people in the area who may know someone who would like to live there, or from renters in the area who would like to buy.
Professional Flyers & Email Flyers - Professional flyers are provided for the flyer box on the property sign, and also for handing out at open houses. Email Flyers are sent to thousands of agents in the county to encourage them to show the property to their clients.
Open Houses - I like to hold open houses the first weekend the home is on the market to generate a lot of interest quickly. Even with all of the information available on the information, there's nothing like being able to see the actual house, so buyers like to come to open houses.
Pictures and Video - They say a "picture is worth a thousand words". Buyers like to see lots of pictures! I never put a listing up unless I have pictures to go with it. Recently, video tours have become a really neat marketing tool as well.
